5_27_2025 9:15 AM The Annual Meeting took place. One member pointed out that their Meeting announcement letter was post marked a few days shy of the required 30 days so invalidated the vote. A new meeting announcement will be mailed the next week for a meeting sometime in July. The proxy ballots already received will be kept on file, and If you don’t want to change your vote for the next meeting, we will count the one that has been sent in already. A few people sent in a check in with their vote. The Treasurer will try to contact those members to discuss how they want the check dispositioned or returned. The Meeting Minutes will be posted on the website as soon as they are drafted from the minute notes in the next few days, as well as the video of the meeting will be reviewed and posted onto the website. The results of the votes that were received were announced at the meeting even though it was deemed invalid and the results were: 49 total votes received 19 No Votes and 30 Yes Votes.

Maximum Annual Assessment currently is at $212.30 per lot for 2025. At the bottom of the Assessment Letter mailed to members December 31, 2024 the Assessment due was stated to be Jan 31, 2025 with an additional grace period of 30 days. There are 47 lots currently showing as more than 90 days delinquent for 2025 are as follows: Phase (Leg) 4 Lots 2-8, Phase (Leg) 3 Lots 2, 3, 11, 16, 19, 25 – 31, 33-35, 37, 41-47, Phase (Leg) 2 Lots 2,4-6, 8, 9, 16, 27, 30, Phase (Leg) 1 Lots 1, 10, 19, 21, 29, 38, 40,41. Annual Trails POA Membership Meeting Sunday May 25, 2025, 2pm, Common Area Gazebo, See under documents (Meeting Announcement (vote on special assessment planned), Proxy Ballot, April 6th board meeting minutes, Annual Meeting Agenda, and Fire Hazard Warning. Note: Any members who are currently 90 days or more delinquent on their 2025 Assessments of $212.30 per lot will be mailed a notice of late fees and pending lien. Note: The Annual meeting notice mailed out 30 days prior to the meeting said to refer to the website for supplemental information for the meeting, and the website included the reminder more than 14 days prior to the Annual Meeting that their vote will not count unless their account is paid in full.
Additional supplemental information docs uploaded as well. See Article on The Law: What Happens if nobody wants to serve on the board of an HOA?, Gives some info regarding receivership. The current board would like to steer the POA towards partial or full management support and arrive at the same outcome as receivership would get us, but do this under membership and board control of execution and costs, rather than the more costly and consequential alternative of a court appointed receiver/manager.
Due to lack of reliable internet connection at the Gazebo Common Area, the possibility of zoom meeting or live stream does not look good. We will still try to record the meeting and post on website afterwards. We may want to consider other sites for future meetings in order to facilitate virtual attendance.
